Moisture, Termites, and Carpenter Ants

No pressure  treated lumber or flashing was used when this home was constructed in the late 1980’s.

Lack of gutters and moisture intrusion made this the perfect home for wood destroying insects.


More moisture damage

This deck was spongy when walked on.

This is another example of cost cutting by contractors. Correct materials like pressure treated lumber and flashing were not used. 

This deck was only 10 years old.


Roof issues

This three tab roof should have a 20 year life span. The lack of felt paper, flashing, and ice barrier are another sign of cost cutting by nonprofessional contractors or do it yourself homeowners. This entire roof needs to be replaced due to rotting sheathing.
